Renters must arrive within 500m of the listed location to check in — preventing booking spoofing and ensuring you know exactly who is on-site.

Important: Residential vs Commercial property
Renting out a portion of your property changes its legal usage class. Under Indian municipal & income-tax rules:
- •Residential properties rented for short-term commercial use may attract commercial property tax from your local municipality (BBMP, BMC, MCD, GHMC etc).
- •Rental income above ₹2.5 lakh/year is taxable under "Income from Other Sources" or "Income from House Property" depending on the structure.
- •If gross receipts cross ₹20 lakh/year, GST registration may be required (currently 18% on commercial rentals).
- •Society / RWA / lease agreements may prohibit commercial sub-letting — please confirm before listing.
BookMySpace is a marketplace platform and does not provide tax or legal advice. Please consult a qualified CA or property lawyer before listing residential property for commercial use. BookMySpace deducts a 15% platform fee but does not withhold tax — hosts are responsible for their own tax compliance.

When you sign up, you upload your Aadhaar card (image or PDF). Our admin verification team manually checks your document against the name you provided — typically within 24 hours. You'll receive an in-app notification when your account is approved. Until then, you can browse spaces but cannot book or list.
Yes. Your Aadhaar is stored encrypted in our object storage, accessible only to admins reviewing your KYC. The download endpoint requires admin or owner authentication. We never share your document with third parties, and we redact the first 8 digits before display.
If your Aadhaar can't be verified (blurry image, mismatched name, etc.), you'll receive a notification with the reason. You can re-upload by contacting support at help@bookmyspace.in.
Possibly. Renting residential property for short-term commercial use can change its tax classification with your local municipality (BBMP, BMC, MCD, etc). Income above ₹2.5L/year is taxable and rentals above ₹20L/year may require GST registration. Please consult a CA or property lawyer before listing — BookMySpace does not provide tax/legal advice.
A flat 15% platform fee per booking is deducted before payout. There are no listing fees, no subscription fees, and no hidden charges. Hosts keep 85% of every confirmed booking.
Payouts are settled to your registered bank account 24 hours after the booking is completed and the renter has checked out. Razorpay handles all transactions — we never hold your money.
Yes. Cancellation > 2 hours before start = full refund. Within 0-2 hours = 50% refund. After start = no refund. Hosts can also cancel — refunds are 100% if the host cancels.
When the renter arrives, they tap "Check In" in the app. We verify they are within 500m of the pinned location using the device's GPS. The host receives an instant notification with the verified arrival.
